The land can be acquired by purchase, lease, gift,
inheritance, repayment of debt. There are typically 4 types of deeds which decrease for the security of ownership.
1) CHANOTE or title
It is saved to the Land Office, there is no time for it.
rights are guaranteed by the Land Office, which measured the ground GPS
This title can be used for any reasons such as bank guarantee for a loan
2) NOR SOR KOR SAAM or Certificate of Ownership
This certificate confirms that the owner has the right to use the land. It may be obtained by campaigning outside urban areas or in anticipation of a Chanote.
The owner shall not leave the land unattended for more than 12 years.
It is registered at the Land Office. This title can be used as collateral for bank loans.
3) NOR SOR SAAM or Certificate of Ownership
This certificate confirms that the owner has the right to use the land. It may be obtained by campaigning outside urban areas or in anticipation of a Chanote.
The owner shall not leave the land unattended for more than 12 years.
It is registered at the Land Office within 30 days.
4) SOR KOR Nung or Certificate of Ownership
This certificate acknowledges that the owner owns the ground well but he does not have all the rights attached.
This title is not registered at the Land Office.
This certificate is transferable, but the seller can sell the land and the new buyer will have a new Certificate of Possession.
In practice:
A prudent foreign preferred in many situations a Chanote or Nor Sor Saam Kor.
